Custom home builders
in Frankston
Crowncon Homes is a boutique custom builder based in nearby Carrum Downs. We build new homes, knockdown rebuilds and small developments across the City of Frankston, with completed projects in Seaford and Langwarrin.
Boutique, local,
and on site
Frankston has plenty of builders, including large volume builders working from standard plans. Crowncon is a different kind of builder: a small custom team where Tim runs your build personally and the design is drawn around your block and your family.
We build custom new homes, homes on knockdown-rebuild blocks and small multi-residence developments. Two projects on our site are in the City of Frankston: a single-level family home in Seaford and a staged three-residence development in Langwarrin.
Council Rules Checked First
Frankston has its own tree protection local law and planning overlays. We check both on your block before design starts.

Lorraine, Langwarrin, Frankston.
Three coastal residences built in stages, so each could be subdivided and sold as it reached practical completion. Modern coastal design, seamless indoor-outdoor flow and low-maintenance exteriors built for the seaside environment.

Building in
Frankston?
The questions we hear most from Frankston families and landowners before they commit.
Which council covers Frankston, and what should I check first?
Frankston is covered by the City of Frankston, which applies its own Tree Protection Local Law and planning overlays, including the Significant Landscape Overlay in some areas. Before you commit to a block or a design, we check the zone, the overlays and the tree rules that apply to it.
Do I need a permit to remove a tree on my Frankston block?
Possibly. Under Frankston's Tree Protection Local Law 2016, trees with a trunk circumference of 110cm or more at the base are protected, and works that encroach more than 10% into a tree's protection zone, or pruning more than a third of the crown, can also need approval. Separately, since 15 September 2025 Victoria's Clause 52.37 requires a permit to remove canopy trees on a vacant lot, and on a developed lot within 6m of the street frontage or 4.5m of the rear boundary (not in the Low Density Residential Zone). These rules change, so confirm with council before removing anything. Our tree protection zone calculator helps you size a protection zone. Details as at September 2026.
Where have you built near Frankston?
We completed a single-level contemporary home in Seaford in 2024, and Lorraine, a staged three-residence coastal development in Langwarrin. Both are in the City of Frankston, and our office is in Carrum Downs.
How much does a knockdown rebuild cost in Frankston?
It depends on your block, design and finishes. Across Melbourne, knockdown rebuilds typically cost $400k to $1.5m all in, and most of ours land between $800k and $1.2m. Our knockdown rebuild cost guide breaks down demolition, site costs and build price.
Can you build a dual occupancy or townhouses on a Frankston block?
We can assess it. Whether a block suits two or more dwellings depends on its zone, size, overlays and the planning permit. Lorraine, our three-residence staged development in Langwarrin, shows what we deliver. Our developments page explains how we approach it.
