The suburbs we build in
South East Melbourne isn't one market — it's a string of very different suburbs, each with its own blocks, character and quirks. Building a home that feels right here means knowing them by name, not by postcode. Here's the ground we know best.
Frankston & Carrum Downs. This is home base. Our office is in Carrum Downs, so these are the streets we drive every day. It's a mix of established brick homes and newer estate blocks — plenty of families who bought years ago and are now ready to build the home they actually want, on the block they already love.
Seaford, Bonbeach & Chelsea. The bayside strip — walkable to the beach, tightly held, and full of older beach houses on generous lots. It's some of the best knockdown-rebuild land in the south-east. The trade-off is coastal, sandy soil, which changes how a slab and footings are engineered. It's exactly the kind of local detail that catches an out-of-area builder off guard and doesn't surprise us.
Aspendale, Edithvale & Patterson Lakes. Quietly sought-after bayside pockets, from classic beachside streets to the waterfront blocks around Patterson Lakes. These are considered, family-first suburbs where people build to stay for decades, not to flip.
Mordialloc & Mentone. Older, character-rich streets with period homes and, in places, heritage and neighbourhood-character considerations to work through. Getting a new build right here is as much about respecting the street as it is about the house — something we plan for from the first sketch.
Botanic Ridge & the newer estates. Larger, greenfield blocks on the growth edge of the south-east, where families have room to build something generous from the ground up — see our Botanic Ridge project for a real example.
These suburbs span Frankston City Council and the City of Kingston, with Botanic Ridge in the City of Casey. We know how each of them handles permits, what the site conditions tend to throw up, and how to keep a build moving without you having to chase council yourself. Right now we're in the early stages of a knockdown rebuild in Moorabbin, one of the area's most tightly held pockets — the old home comes down shortly to make way for an energy-efficient family home. These suburbs sit mostly across Frankston City Council and the City of Kingston, with Botanic Ridge in the City of Casey. We're genuinely local. Our office is in Carrum Downs, which puts us roughly ten minutes from most of the sites we build on. We're not a Melbourne-wide volume builder who occasionally ventures south — this corridor is our home ground, and Tim is on-site for every build.
What does a custom home in South East Melbourne cost?
Most of our quality custom homes sit in the $800,000 to $1 million range — considered, not compromised. Your final number depends on your block, your design and what you specify, particularly kitchens, bathrooms and flooring. We set your budget before you commit and work to a fixed-price contract, so the number you sign is the number you build to.
Do you do knockdown rebuilds?
Yes. South East Melbourne has a large stock of older homes on well-sized, well-located lots, which makes it ideal knockdown-rebuild territory. We manage the whole process from demolition through to handover — including the block on which we're currently building a knockdown rebuild in Moorabbin.
How long does a build take?
Construction typically runs 8 to 12 months depending on size and complexity. For a knockdown rebuild, plan for 12 to 24 months from your first serious conversation to handover, once design, council approvals and demolition are accounted for. The approvals stage is the one people underestimate — being local, we manage it so you're not chasing council yourself.
Will I deal with Tim directly?
Yes. Tim is involved from your first conversation through to handover — the person you meet at the start is the person responsible for your home. With a boutique builder, fewer homes on the book means more accountability, and when we're based ten minutes from your block, being present isn't a promise, it's just how it works.
