South East Melbourne spans three councils — Frankston City, the City of Kingston and the City of Casey — and we know how each of them handles permits. We also know what the ground throws up: coastal sand along the bayside strip that changes how a slab is engineered, heritage and neighbourhood character through the older streets. Right now we're mid-way through a knockdown rebuild in Moorabbin, documented on our projects page.

Are you a local builder, or do you just cover the area?
Genuinely local. Our office is in Carrum Downs, roughly ten minutes from most of the sites we build on. We're not a Melbourne-wide volume builder who occasionally ventures south — South East Melbourne is our home ground, and Tim is on site for every build.
What does a custom home in South East Melbourne cost?
Most of our custom homes in South East Melbourne sit in the $800,000 to $1 million range. Your final number depends on your block, your design and what you specify — kitchens, bathrooms and flooring move it most. We set the budget before you commit and work to a fixed-price contract, so the number you sign is the number you build to.
Do you do knockdown rebuilds?
Yes. South East Melbourne has a large stock of older homes on well-sized, well-located lots, which makes it ideal knockdown-rebuild territory. We manage the whole process from demolition through to handover — including the Moorabbin rebuild we're on site with now.
How long does a build take?
Construction typically runs 8 to 12 months. For a knockdown rebuild, plan 12 to 24 months from first serious conversation to handover, once design, approvals and demolition are counted. Approvals are the stage people underestimate — being local, we manage them so you're not chasing council yourself.
Will I deal with Tim directly?
Yes. Tim is involved from your first conversation through to handover — the person you meet at the start is the person responsible for your home. Fewer homes on the book means more accountability, and ten minutes from your block, being present isn't a promise, it's just how it works.
